Yucatan Property Inspections

Visiting the Yucatan to view properties is quite an expensive proposition when compared to looking at homes in your home town.

Airfare for two, hotel, rental car and expenses, can easily turn the trip into a $2,500 - $4,000 episode, not to mention most clients are using their vacation time from work to come down here.

That being said, perhaps the following may be of interest to you .........

Perhaps the best way to explain this service is to examine why it is necessary.

There is no Multiple Listing Service in The Yucatan nor are there any licensing requirements for those trading in real estate. In addition, there are a variety of methods by which you may become aware of an interesting home or parcel of land. Whether it be by newspaper ad via internet, the grapevine, another Internet site, etc, it is critical that you have someone representing your interests who can verify the details concerning your "find," BEFORE you book your flight. Otherwise you have absolutely no guarantee that when you get here you will be seeing what you thought you were going to see.

Quite simply, I can't tell you how many times I have read the description of an advertised property and still have not been able to determine whether the property was located directly on the beach or a couple of streets back from the beach……… AND I LIVE HERE !!!

Our pre-visit inspection reveals:

The house is across the street from the beach not on the beach. Our digital pictures show that the house is cute but is directly beside the Chica Chica Strip Club. Admittedly, they have an excellent roast beef buffet on Thursdays, but this property is unlikley to merit further interest. I wouldn't mind living there, but you're probably not interested in that story.

Our pre-visit inspection reveals:

The house is in a nice neighborhood located across the street from the beach but the size and shape of the structure across the street does not permit any view of the ocean at ground level. Sitting on a step ladder on the furthest northwest corner of the roof with a mirror in your extended hand is not our definition of ocean view.

Hurricane Isadore in 2002 has taken the liberty of removing the back wall from the kitchen and the second bedroom neither of which is visible from the street. Shall I continue ...

The picture in the ad and the actual house at that address are not the same house. Not even close !


JUST ONE MORE !!!!!!

Ocean front, small beach house on a 20 meter by 60 meter lot, vacant move in any time, vendor motivated. $ 50,000 USD

No pre-visit inspection was involved here because I actually met the hopeful purchasers, who, after flying down here discovered the following. (I met them by chance walking on the beach in front of my house. They were killing time because the realtor was 3 hours late for the appointment).

The subject property was owned by the owner of the same real estate company that was advertising the property. He did not disclose this fact. The property was on the beach and realistically priced for the lot size as advertised. However, after interrogation by the purchasers, the owner reluctantly revealed his intention to severe the parcel of land and was only actually selling half the property for the $50,000.00 price. There were two structures located on that lot and the largest structure was located on the land the broker intended to keep for himself.

The broker instructed them to bring a certified cheque for the entire $50,000 purchase price payable to him personally which the purchasers had in their pocket. There's more but the final result being I referred them to another property which they ended up buying. My referral was as a courtesy and was not my personal property nor one of my listings nor did I receive a referral fee as it was a private sale.

The YMB Pre-visit Inspection virtually eliminates this type of experience by attending the property and reporting to our clients with photographs and a short written review of the subject property. What! The owner didn't tell you the neighbors were heavy "rock and rollers " - that's odd !!
